Following a favourable viewing, you should indicate you wish to proceed and if the landlord agrees with your application to reside in the property, you will be sent an email link to provide details for referencing checks. The property will then be taken off the market whilst references and credit checks are carried out.

Assuming the references and credit check are satisfactory, we will then agree details such as a tenancy start date and draw up the tenancy agreement. Prior to the moving-in-date, we will require the first month’s rent and a deposit equivalent to 5 weeks of the rental. This must be in cleared funds before the commencement of the tenancy. In addition to the rental, the tenant is usually also responsible for the council tax, water rates, gas, electricity, and telephone bills. It is also the tenant’s responsibility to arrange for adequate contents insurance. The deposit will be registered with the Deposit Protection Service and at the end of the tenancy the deposit will be returned to you less any deductions to cover damages, breakages and any other tenant’s liabilities.
